WHAT IS MY RENTAL CONTRIBUTION?

NDIS participants will be expected to make a reasonable rent contribution for any SDA property.

That rate has been determined by the NDIA.

This amount is capped at;

25% of the Disability Support Pension

25 % of the Disability Supplement plus 

100% of the  Commonwealth Rent Assistance

Rent is only increased in-line with the DSP which occurs twice per year. Rental increase average about $8 p.a. SDA properties are not only purpose built and accessible but are one of the most cost effective forms of housing available to eligible tenants.  

WHAT ABOUT UTILITIES?

Tenants are responsible for their own utility costs when living alone in a unit or apartment.

 

Tenants share costs for utilities in shared housing arrangements. Our properties have excellent insulation and double glazed windows which help with reducing energy costs. 

An added bonus specifically with Bloom Apartments Ballarat is that we offer a commercial-grade solar panel system with battery storage to greatly reduce the cost of electricity bills.

FREQUENTLY ASKED QUESTIONS

Bond

To support our tenants further at Adaptive Housing you will not be required to pay a bond towards renting the property. We expect all tenants to look after the property as per tenancy agreements.

Insurance
 

You do not need to get insurance for the building or common property. We do recommend that you get contents insurance for your own personal items/furnishing/electronic equipment as those items are not covered by the landlords' insurance.

Lease Length

Adaptive Housing offer leases in the first year of 12 months duration and then if all parties ae happy participants can choose to take up leases of 2, 5 or 10 years in length according to their preference.  

SIL/Care Supports

Adaptive Housing supports a participants' right to choose their own care support provision. Adaptive Housing  is an independent SDA provider and does not provide any care support or have any direct affiliation with any SIL service. Some of our properties such as units are in small clusters where some shared supports maybe cost effective for some participants. 

Maintenance

We take pride in our properties and we believe in providing ongoing servicing and maintenance to our properties to ensure they remain in excellent condition. In the event of a tenant experiencing a maintenance issue we have multiple systems for reporting a problem that works for the tenant/care worker. Contact can be made by either phone or email to ensure the matter is dealt with quickly.

Selecting Housemates

If you are sharing a property and someone moves out you will be supported to help interview new participants for the property to see if they would be a suitable housemate. 

Adaptive Housing supports long term housing options and we want you to be happy in your home.

Food

At any of our properties people choose what they want to eat and pay for it from their own budgets.

In group settings tenants will be supported to work out how they want to co-ordinate meals and food purchases. Individual preferences can be catered for along with special dietary needs with support from care teams. 

Pets
 

Yes, we may allow a pet upon request. In a shared environment the other tenants would need to agree to a pet joining the household. We ask residents to be mindful that a pet does not impact on the other residents/neighbours or carers.
